MARKETING STRATEGY, TRAINING DECK & OPERATIONS GUIDE
A private vacation rental portfolio in Jacó, needed a clearer way to move beyond passive Airbnb and Vacasa listings. 
The properties were already live and bookable, but there was no independent brand system, no owned landing page, no content structure, and no measurable funnel to understand how marketing efforts could translate into inquiries or bookings.
The project focused on turning scattered rental assets into a practical growth system. I developed a strategic training deck and operational guide covering the portfolio diagnosis, guest journey, positioning pillars, content strategy, listing optimization, channel roles, Meta and Google Ads testing, landing page requirements, tracking logic, and a 90-day implementation roadmap.
The final deliverables included a 37-slide marketing training presentation with speaker notes, a practical operations guide for internal use, a content and asset framework, audience segmentation, offer architecture, funnel strategy, campaign recommendations, and a step-by-step roadmap for building a more measurable booking system.
The presentation gave the client a structured way to understand their rental business, reduce platform dependency, clarify their offer, prioritize what to build first, and prepare future advertising efforts around data, conversion, and long-term demand generation.
